The Flicker Estate at is one of the most extravagant spec homes ever built in the Hollywood Hills. The newly constructed mansion commands roughly 500 feet of frontage on a 0.9-acre lot and offers nine bedrooms, fourteen bathrooms, and uninterrupted views stretching from Century City to the downtown LA skyline, marketing materials put it at approximately 24,000 square feet.
Built for the Modern Mogul
Architecturally, the house makes a statement before you reach the front door. Built on pilings over a cliff, the split-level design sandwiches floor-to-ceiling glass panels between white roofs and decks that curve across the hillside . You enter beneath a bespoke chandelier and cascading fountains into a 13-foot living room anchored by layered stone fireplaces, with an Arclinea kitchen flowing into a European-inspired wine room.
The amenity list reads like a resort’s. Outdoors, a 100-foot curved infinity pool, a 30-person spa, a sand volleyball court, and an 18-foot sunken fire pit sprawl across the terraces. Inside are a hookah lounge, a meditation room, a full screening room, gym, panic room, wine room, and a shoeshine station, plus an executive suite with 17-foot ceilings, a teak-lined office, and a travertine bathroom with twin black, egg-shaped soaking tubs. The primary suite adds a reading vestibule, dual dressing rooms, and a 1,500-square-foot balcony with its own Jacuzzi and fire features.
The Doctor Behind the LLCs
The developer Joseph Englanoff is the physician-turned-developer who also built his better-known sister project, La Fin. Englanoff is no stranger to spec excess: he was one of the largest lenders on “The One,” Nile Niami’s 105,000-square-foot megamansion that auctioned for $126 million after its developer defaulted .
In February 2022 the home debuted at $72.5 million. The home sat through the 2022 rate shock, the luxury slowdown, and LA’s new mansion tax. In the June 2026 relisting wave, the Flicker Estate reappeared at $68 million.
